The Lobster deck

The Lobster Deck in Montauk is a popular spot for seafood lovers, offering fresh lobster, clams, and other seafood delights with a casual, outdoor dining experience. They also offered some great options for people like me that are allergic to fish! It’s located on the water, we had great views and loved everything we ordered - Highly recommend!

Balsam farms

Balsam Farms is a farm-based business that focuses on producing and selling fresh produce, herbs, and flowers. During my visit to Balsam Farms, I had the pleasure of enjoying some delicious organic produce straight from the garden - especially the melon and corn!

Gurney's montauk resort

We ate at a wonderful restaurant at Gurney's called Scarpetta's. The food and atmosphere was incredible - highly recommend checking this spot out if you ever find yourself in Montaulk! If you are there in the summer, make sure to spend the day at the Beach Club.

The Hollywood Bowl has an exciting lineup for September 2024. You can catch the soulful sounds of Chaka Khan and Patti LaBelle early in the month. Mitski and Sharon Van Etten will close the season with a special performance on September 28. Other notable performances include the Disney ’80s-’90s Celebration and the Marvel Studios’ Infinity Saga Concert Experience, featuring music from the Marvel Cinematic Universe conducted by Gustavo Dudamel

As of August 17, 2024, new rules from the National Association of Realtors regarding Buyer Agent commissions have taken effect, leading to significant changes and a fair amount of confusion within the real estate industry. Fortunately, these changes align closely with the practices we've already been following.

1. Buyer Broker Agreement: Going forward, Buyer’s Agents must have a signed Buyer Broker Agreement before showing any homes. This agreement ensures that the agent is committed to diligently working for the buyer and that the buyer commits to working exclusively with that agent. It also clarifies that the buyer is responsible for paying the agent’s commission. If the seller is willing to negotiate, the buyer might end up paying less or no commission at all.

2. Understanding Commissions: Many buyers were previously unaware of how commissions were paid. Now, with these new rules, transparency is key. We encourage all our seller clients to continue paying the buyer’s agent commission as they always have, as it attracts more serious buyers. Additionally, buyers can offset the commission cost by rolling it into the purchase price.

3. MLS Restrictions: The MLS will no longer allow agents to discuss commissions on the platform. Any negotiations regarding seller-paid commissions for the buyer’s agent must now occur off the MLS.

The report by Realtors.com tracks the rise in single-family home prices from December to February, spurred by a drop in mortgage rates to 6.6%. However, rates have since risen to 7.17%. Despite this, tight supply and growing buyer demand are expected to sustain solid house price growth for a few more years. All 20 metros in the index saw annual home price increases, with Los Angeles, San Diego, and Washington DC, and New York hitting all-time highs. Most cities also experienced monthly price growth, except for Tampa. The Midwest and Northeast saw the largest annual price increases, while Southern markets saw slower growth due to more inventory. Low housing inventory remains a key driver of higher prices. New home sales are increasing, but existing home sales are slowing as prices rise, leading to more listings and potential price slowdowns in some markets by summer.

To answer this question, there are two things we want to understand. The first is the reality of the shift in today’s housing market. And the second is what experts are saying about home prices in the coming year.

The Reality of the Shift in Today’s Housing Market

The reality is we’re seeing an inflection point in housing supply and demand. According to realtor.com, active listings have increased more than 26% over last year, while showings from the latest ShowingTime Showing Index have decreased almost 17% from last year (see graph below). This is an inflection point for housing because, over the past two years, we’ve seen a massive amount of demand (showings) and not enough homes available for sale for the number of people that wanted to buy. That caused the market frenzy.

Today, supply and demand look very different, and the market is slowing down from the pace we’ve seen. This offers proof of the sudden slowdown so many people are feeling.

What Experts Are Saying About Home Prices in the Coming Year

Right now, most experts are forecasting home price appreciation in 2023, but at a much slower pace than the last two years. The average of the six forecasters below is for national home prices to appreciate by 2.5% in the coming year. Only one of the six is calling for home price depreciation.

When we look at the shift taking place along with what experts are saying, we can conclude the national real estate market is slowing down but is not a bubble getting ready to burst. This isn’t to say that a few overheated markets won’t experience home price depreciation, but there isn’t a case to be made for a national housing bubble.

Bottom Line

The real estate market is slowing down, and that’s causing many to fear we’re in a housing bubble. What we’ve experienced in the housing market over the past two years were historic levels of demand and constrained supply. That led to homes going up in value at a record pace. While some overheated markets may experience price depreciation in the short term, according to experts, the national real estate market will appreciate in the coming year.

Buyers Are Regaining Some of Their Negotiation Power in Today’s Housing Market

If you’re thinking about buying a home today, there’s welcome news. Even though it’s still a sellers’ market, it’s a more moderate sellers’ market than last year. And the days of feeling like you may need to waive contingencies or pay drastically over asking price to get your offer considered may be coming to a close.

Today, you should have less competition and more negotiating power as a buyer. That’s because the intensity of buyer demand and bidding wars is easing this year. So, if bidding wars were the biggest factor that had you sitting on the sidelines, here are two trends that may be just what you need to re-enter the market.

The Return of Contingencies

Over the last two years, more buyers were willing to skip important steps in the home buying process, like the appraisal or inspection, to try to win a bidding war. But now, fewer people are waiving the inspection and appraisal.

The latest data from the National Association of Realtors (NAR) shows the percentage of buyers waiving their home inspection and appraisal is declining. And a recent survey from realtor.com confirms more sellers are accepting offers that include these conditions today. According to their August study:

95% of sellers reported buyers requested a home inspection
67% of sellers negotiated with buyers on repairs as a result of the inspection findings

This goes to show buyers are more able to include these conditions in their offers today and negotiate as needed based on the outcome of the inspection.

Bottom Line

What Would a Recession Mean for the Housing Market?

According to a recent survey from the Wall Street Journal, the percentage of economists who believe we’ll see a recession in the next 12 months is growing. When surveyed in July 2021, only 12% of economists consulted thought there’d be a recession by now. But this July, when polled, 49% believe we will see a recession in the coming 12 months.

And as more recession talk fills the air, one concern many people have is: should I delay my homeownership plans if there’s a recession?

Here’s a look at historical data to show what happened in real estate during previous recessions to help prove why you shouldn’t be afraid of what a recession would mean for the housing market today.

A Recession Doesn’t Mean Falling Home Prices

To show that home prices don’t fall every time there’s a recession, it helps to turn to historical data. As the graph below illustrates, looking at the recessions going all the way back to 1980, home prices appreciated in four of the last six recessions. So, historically, when the economy slows down, it doesn’t mean home values will fall.

Most people remember the housing crisis in 2008 (the larger of the two red bars in the graph above) and think another recession would repeat what happened then. But this housing market isn’t about to crash. The fundamentals are very different today than they were in 2008. So, don’t assume we’re heading down the same path.

A Recession Means Falling Mortgage Rates

Research also helps paint the picture of how a recession could impact the cost of financing a home. As the chart below shows, historically, each time the economy slowed down, mortgage rates decreased.

Fortune explains that mortgage rates typically fall during an economic slowdown:

“Over the past five recessions, mortgage rates have fallen an average of 1.8 percentage points from the peak seen during the recession to the trough. And in many cases, they continued to fall after the fact as it takes some time to turn things around even when the recession is technically over.”

And while history doesn’t always repeat itself, we can learn from and find comfort in the historical data.

Bottom Line

There’s no doubt everyone remembers what happened in the housing market in 2008. But you don’t need to fear the word recession if you’re planning to buy or sell a home. According to historical data, in most recessions, home price gains have stayed strong, and mortgage rates have declined.

We wanted to take a moment to bring up the ULA & GS measures that passed late last year in Los Angeles and Santa Monica respectively. These two “Mansion Taxes” will increase transfer taxes on high-value properties. The reason we wanted to discuss this topic because we have been consistently hearing throughout the real estate industry that many people do not know much about these new tax measures or when they are set to take effect.

03/01/2023, the GS measure will go into effect in Santa Monica
04/01/2023, the ULA measure will go into effect in Los Angeles

The Real Deal recently posted a video on their instagram that provides a great summary of what the ULA and GS measures exactly mean and how much more money seller's are responsible to pay regardless if the seller is taking a loss on the property.

Under the new measures, sales of residential and commercial property valued at over $5 million but less than $10 million would be subject to an additional transfer tax at the rate of 4%, and sales of property valued at $10 million or more would instead be subject to an additional tax at the rate of 5.5%.

So, what is our take on these new measures?

In our opinion it is still too early to understand the direct impact on how these taxes will effect this segment of the market. However, we are starting to see more high-end properties come to market in an attempt to try and avoid the monetary impact the measures will have once in effect.

2023 is here! A new year always brings about an exciting energy and a feeling of a fresh start along with it. November is the month of gratitude! Coming out of the past few yearly riddled by COVID-19 restrictions, the vacillating state of our personal and collective health, and all of the uncertainty that the future holds leaves me feeling that there is much to be grateful for. The last three years has made it abundantly clear that one cannot be in fear and faith (gratitude) at the same time.

So, it is with great gratitude that I are embracing the small gifts/treasures that in a busy world so many of us took for granted. In reflection I have realized that I am most grateful for the people around me such as my family, my team, and my clients. Whom without I could not embrace my business (this crazy profession called Real Estate) with such mental, emotional, and professional fortitude.

I wish all who read this the most amazing and hopefully relaxing holiday season together with those who love and respect you and most importantly value you for the person you are!

Vote NO on Measure ULA

We are committed to helping to solve homelessness in Los Angeles.

However, Measure ULA is NOT the solution.

On November 8th, Measure ULA will be on the ballot to reform property transfer taxes. While addressing the dire issue of homelessness in our city, this excessive measure is an overcorrection that will negatively impact the real estate market, connected industries, and our local economy. Measure ULA has not been endorsed by either major party or mayoral candidate in Los Angeles.

If passed, Measure ULA will:

Add a 4% tax to all real estate sales between $5M - $10M ($5M = $200,000 additional tax)
Add a 5.5% tax to all real estate sales over $10M (= $550,000 additional tax)
Concern single-family, multi-family, and commercial real estate transfers over $5M

This new tax is in addition to the existing .045% LA City tax and the .011% County tax on all real estate transactions.

Should the measure pass, below are two scenarios Sellers may be faced with starting in 2023:

There is hope for a decline in mortgage interest rates!

Inflation is calculated on a rolling 12-month basis, which means that the total of the past 12 monthly inflation readings will give us the year-over-year rate of inflation. For example, when the data for September 2022 was released last week, it replaced the data for September 2021 in the calculation of annual inflation. Going forward, the inflation readings that will be replaced are much higher, so if we see lower monthly readings this fall and next year, the annual rate of inflation would then move lower.

Have you or anyone you know been wondering if now is the right time to buy?

So far this year, home sales have been the 2nd highest since 2007, behind only 2021 - when inventory was low, demand and prices were extreme, rents began to skyrocket, and market conditions favored sellers.

But recent increases in interest rates have slowed the market slightly, turning favor towards buyers instead. Let's look at some of the data from September based on National statistics:

Pending home sales decreased 19.1% year over year, and bidding wars have decreased as well.

The average home sold for .3% below list price, whereas in 2021 it sold for 1.2% above list price.

Only 35% of homes sold above asking price, down from 49% the year prior.

In August, asking rental prices increased nationally by a record 11%. Los Angeles experienced a 6.1% increase, with median asking rents reaching $3,547.

Many buyers are uncertain about purchasing right now in the wake of rising interest rates, but now can still be a great time to purchase so that you lock in your mortgage rate before it goes any higher. And with rental prices skyrocketing right now, a mortgage payment may end up costing you less than what you'd spend each month on rent.
